Before paying a deposit or signing, the title verification confirms who owns the property according to the registry and what encumbrances affect it. It is carried out or validated by a licensed Dominican lawyer, based on registry records rather than mere copies.
What is checked
- Certificate of title (or constancia anotada) and its authenticity
- Deslinde and cadastral designation of the plot
- Registered owner and the seller's authority to sell
- Registered mortgages, objections, annotations and disputes
- Consistency with the cadastral plan
- Property taxes up to date
Documents needed
- Copy of the certificate of title or constancia anotada
- Seller's ID (at the assignment stage)
- Survey plan if available
- Sale promise or contract if one already exists
