Purpose of the site
The terrenascheck.com website presents Terrenas Check, a property verification service in Las Terrenas and the Samaná area (Dominican Republic): checks on the title and deslinde, permits and condominiums, and technical inspections, before a purchase or a sale. It also publishes information content. It is operated by THERD SRL. By using the site, you accept these terms.
General information, not legal advice
The articles, glossary, checklists, frequently asked questions and quick check-up provide general information. They are not legal advice and do not take your particular situation into account. Laws, procedures and practices may change after the date of a piece of content. Before making any decision, have your case checked by a licensed professional. Requests without obligation
Sending a request, using the quick check-up or writing to us does not commit you to anything, nor does it oblige us to carry out an assignment. Please provide accurate information and share data about other people only if you are authorised to do so. We may decline a request, in particular if it falls outside what we do or if a conflict of interest cannot be managed satisfactorily.
The quote
The quote describes the proposed checks, the professionals who will carry them out, the documents needed, the price, the expected timeframe, the payment terms and what is not included. It is valid for the period it states. It only binds you once you have expressly accepted it.
The assignment
The assignment is governed by the accepted quote and the conditions it refers to. If these general terms and the accepted quote differ, the quote prevails for that assignment. You agree to provide the documents and access needed; the report is based on what was actually provided and observed. If the THERD real estate agency is connected with the property or the transaction, you are told before the assignment starts.
Liability
Our liability is limited to the scope of the report: the items checked and listed in it, the documents reviewed and the situation observed at the date of the assignment. We cannot be held responsible for information or documents that were not provided to us or were inaccurate, for elements that were hidden or inaccessible during the inspection, or for events that occur after the report is delivered. A check reduces risk; it does not remove it. General information content cannot, on its own, be the basis for a decision. These limits apply to the extent permitted by applicable law.
Use of the site
You agree to use the site fairly: do not disrupt how it works, do not try to access areas or documents not intended for you, and do not send unlawful content or false requests. We may limit or block abusive submissions.
Intellectual property
The texts, the structure of the site, the Terrenas Check name and visual identity belong to THERD SRL or are used with permission. Any substantial reproduction requires our written consent; a short quotation is allowed with the source credited and a link to the page concerned. The report is intended for the client, for their project; the client may share it with their own advisers (lawyer, notary, bank), but may not publish it or present it as relating to another property.
Links to other sites
The site links to the sites in our network and to the THERD real estate agency, which are run by the same group, as well as to institutional websites. Network sites have their own terms. We do not control third-party sites and are not responsible for their content.
Governing law
These terms are governed by Dominican law. If a dispute arises, we will first seek an amicable solution. Failing that, the dispute falls within the jurisdiction of the competent courts of the Dominican Republic, subject to any mandatory rules that may apply to your situation.
