General information

The articles, glossary, checklists, frequently asked questions and other content on this site explain in general terms how property, construction and condominiums work in the Dominican Republic. They do not take your particular situation into account and do not create any advisory relationship between you and a lawyer. Do not make a decision, or hold back from seeking advice, on the basis of this content alone.

Dated, sourced content

Each article shows the date it was last updated and the official sources it relies on. Its review status is also displayed: reviewed by a Dominican lawyer, or legal review in progress. Content that is still under review should be read with particular caution.

Laws and rates change

Laws, regulations, procedures, tax rates and amounts can change. Content that was accurate on its date may no longer be accurate today. That is why our content points to official sources rather than quoting figures that may change. Before taking any step, it is advisable to check the current information with the relevant institution (for example the DGII or the Registro de Títulos) or with your lawyer.

An indicative quick check-up

The quick check-up is based solely on your answers. It does not look at any document or check anything with the institutions. It highlights the points that deserve to be checked, but it never concludes that a property is in order.

A report limited to the documents reviewed

The verification report covers your specific case, the documents actually reviewed and what was visible or accessible on the date of the assignment. It does not cover documents that were not provided, hidden or inaccessible elements, or events after it was delivered. Anything that could not be checked is listed in a separate section.

A check reduces risk without removing it

No check can rule out every risk in a property transaction. It helps you identify and assess those risks and decide with full knowledge of the facts, with your lawyer's help.

For an opinion on your case, request a check. To find out who carries out the checks, see the Who checks? page.
