The service
What exactly do you check?
Depending on the property and your needs, we can check:
- the property title and its status in the register: deslinde, mortgages, oppositions or litigation;
- building permits and whether what was built matches what was approved;
- the condominium: bylaws, fees, reserve fund and management;
- the technical condition of the property, through an inspection.

Who carries out the checks?
Each item is checked by a professional licensed in the relevant field:
- a lawyer licensed to practise in the Dominican Republic, for the title, deslinde and deeds;
- a registered engineer or architect, for the technical aspects;
- a licensed surveyor (agrimensor), for boundaries and measurements.

How much does a check cost?
Pricing is on quote, based on the property and the checks required. Factors include, for example, the type of property, the documents available and the points to be reviewed.
After your request, we send you a detailed quote with the proposed checks, the price and the timeframe. Nothing commits you before you accept it. If you are not sure what you need, the quick check-up helps you identify the checks suited to your case.
How long does it take to receive the report?
The timeframe is stated in the quote, depending on your file. It mainly depends on the checks requested, how quickly the documents are gathered and the response time of the institutions consulted, which we do not control.
If a signing date is planned, mention it in your request: we will tell you honestly what is feasible before then. If an item cannot be checked in time, the report says so.
Can you guarantee that a property is risk-free?
No. No check can remove every risk. We work from the documents available, the registers consulted and what can be observed during a visit; some issues, such as a hidden defect or an unregistered fact, may escape any review.
What we do offer is an honest report: each item has a level (compliant, to monitor, blocking or not verifiable) and anything that could not be verified is stated as such. You can then decide with clear information, together with your lawyer. See also the limits of our service.
What language is the report written in?
The report is delivered in English, Spanish or French, as you prefer. It is written in plain language, with a risk level for each item, so you can understand it without knowing Dominican law.

How an assignment works
How does an assignment work?
An assignment follows these steps:
- Request: you leave your WhatsApp number and, if you like, a few details.
- Quote: we send you the proposed checks, the price and the timeframe.
- Documents: if you accept, you send them to us through a secure link.
- Checks: the licensed professionals review your file.
- Report: you receive a clear report, with a risk level for each item and our recommendations.

Do I need to be on site?
No, it is not necessary. The request, the quote, sending documents and delivering the report all happen remotely, mainly via WhatsApp and secure links.
For the technical visit or the boundary check, the seller, the agency or someone you trust simply needs to give access to the property. Signing the preliminary agreement or the deed, however, may require your presence or a power of attorney: your lawyer will advise you on the best option.
My signing date is close. What should I do?
Tell us the date in your request. We will tell you honestly which checks can be done beforehand and which cannot, and we will prioritise the essentials, such as the title and its legal status.
In the meantime, it is advisable not to pay any deposit without at least checking the title, and to ask your lawyer to include conditions tied to the outcome of the checks in the preliminary sale agreement. If the timing does not allow it, consider asking the seller to postpone the signing.
What happens if the property is sold by the THERD agency?
Terrenas Check and the THERD real estate agency belong to the same group, THERD SRL. There is therefore a conflict of interest, which we prefer to state clearly.
If the property to be checked is sold or managed by the THERD agency, we tell you before you accept the assignment, and the check is carried out by a professional independent of the transaction. You remain free to accept or to choose another provider. Find out more on the who checks page.
Property and procedures
I have a constancia anotada. Is that serious?
Not necessarily. A constancia anotada evidences a registered right over a portion of a parcel, without that portion having been individually delimited through a deslinde. The right exists, but its exact location on the ground is not fixed in the register, which can complicate a sale, financing or the resolution of a boundary dispute.
It is generally advisable to assess with a professional whether a deslinde should be carried out. Read certificate of title or constancia anotada and deslinde, or request a check.
Can a foreigner buy property in the Dominican Republic?
In principle, yes. Generally, a foreign national can acquire property in the Dominican Republic and register it in their own name or in the name of a company. However, the formalities may vary depending on your situation: identification, signing through a power of attorney, source of funds, tax matters or residence.
It is therefore advisable to have a licensed lawyer confirm the conditions that apply to your case before signing. Find out more in buying as a foreigner.
What should I check before paying a deposit?
Before paying any deposit, it is advisable to check at least:
- that the seller is the registered owner on the certificate of title;
- a recent certificate of legal status: mortgages, oppositions or litigation;
- that the land or unit you visited matches the cadastral designation on the title;
- for an apartment, the fees and the condominium bylaws.

Documents and personal data
Where do my documents go?
Your documents are sent through a secure link and stored encrypted. Only authorised people working on your file can view them, and every access is logged.
They are deleted according to our retention policy: in particular, documents are erased 12 months after the report is delivered, and those from a request with no assignment after 180 days. Full details are in the privacy policy.
Do you share my data?
Only with your consent and solely to carry out your assignment, for example with the lawyer, engineer or surveyor handling your file. This also applies to the THERD agency, even though it belongs to the same group.
Your data is never sold or used for purposes unrelated to your request. Technical providers, such as the site's host (Hostinger International Ltd.), only process it on our behalf. Find out more in the privacy policy.
How can I delete my data?
You can ask at any time to access, correct or delete your data and documents using the personal data request form. We check that the request comes from you and handle it as soon as possible.
Some data may be kept where a legal obligation requires it, for example for accounting purposes; in that case, we will tell you. Without a request from you, data is deleted at the end of the retention periods set out in the privacy policy.
